5 Steps To Getting Your Home Ready To Market!

1. DE-CLUTTER! Take inventory of each room and pack away those things that are not essential to daily living. Remove notes/pictures/magnets from the frig. Make those counter tops clean and spacious. Remove personal photos from walls, tables, etc. and repair holes or repaint where needed.

2. CLEAN EVERYTHING! Open the cabinets and organize the shelves. Refold towels so that the linen closet is neat and tidy. See #1. Get rid of things that you don’t use and organize the closets. Pack away things that are not essential….make those closets neat and tidy too! Organize the basement area and garage. Today’s Buyers want space and convenience with rooms that are move in ready and inviting. Brighten up the space with clean windows too. Let the sun shine in!

3. FIX IT! If you have something that you know is not working properly, fit it now. You’ll need to sooner or later anyway after the home inspection, so you might as well do it now. Besides, a well maintained home will reap top dollar!

4. FIRST IMPRESSIONS ARE LASTING IMPRESSIONS! Mom was right! Go ahead and add the flowers to the front porch or front flower bed. Make sure the door looks attractive and clean, with fresh paint if needed and take a good look at the house from the street. Does it look attractive? Would YOU call about it and want to see inside? Remove any toys from the front yard and make the yard attractive to those “drive-bys.” Folks will drive by before they call so make YOUR FIRST IMPRESSION, LASTING!”

Home Affordability

Are you thinking about buying or selling your home? – It is definitely time!

You may have heard that this is a great time to buy a house and we have the data to prove it !

The National Association of Realtors puts out a “Housing Affordability Index” that is a metric that to measure housing affordability for the average family.  This data is based on the median priced home, interest rates and family income.   At 100%, the average family has just enough income to qualify for a mortgage to purchase a median priced home.  The higher the index the more affordable median priced home become as compared to family income. The index is now at 172, meaning this is a GREAT TIME TO BUY A HOUSE!  The buying power for the average family is at an historic level!  Why? Interest rates are at an all time low and incomes compared to the price of housing is high. In addition, factor in the current pandemic and the cost to rent a home is high. You should be buying a home and you can be buying a home! We probably will not be having this conversation a year from now.

Spring has sprung..despite the snowflakes!

Calling all buyers who are actively looking to buy that home!  The time is now to hone in on that list of “wants vs needs” so that you can accomplish the goal.  You’ve heard the hype about interest rates rising but that is only part of the equation.  The inventory is at a low point with SPRING being the time when most sellers decide to put their home on the market and when the inventory surges.  So, fine tune your list and get ready to act.  There are a few things to consider:

The average home buyer looks at an average of 10 homes before they decide on the one they want to pursue and many times, they do not get the first home they try to purchase.  So, the key here is to be diligent and persevere to reach YOUR goal.  You might be disappointed and frustrated at times, but do not despair…your REALTOR  (ME!) will help you make your best, competitive offer.  The offer you make will be based on data analysis of comparable properties and will also take into account the terms of your offer.  Many times the highest offer is not necessarily the best offer and the terms are more important to getting your offer accepted.  A strong lender letter is essential utilizing the appropriate loan for the house your are purchasing.  This sounds pretty simple, but some homes will not meet requirements of some loan programs.  For example, you might be attracted by the bank foreclosure that needs work but your FHA loan will not allow for unfinished drywall or chipped or peeling paint.  Banks (Sellers) of the bank foreclosed homes, do not make  repairs so your offer for the bank foreclosed home will most likely need to be a with a conventional loan or a rehab loan program for your financing.  And, some homes need to be in rural areas to qualify for USDA financing.  It sounds great on paper but sometimes hard to find the right home for you.  If you diligently keep working to save your down payment, your options will be greater.

20160927_144349Seize the Day!  Timing is everything so take advantage  of the “spring-like” weather and put your home on the market NOW  for the Fall buyers.  The warm fall days are perfect for showcasing your home and this is typically when the serious buyers show up.  Everyone has the same goal in mind and that is to be moved and settled before the holidays.  The inventory is not as competitive as the spring market so this is the perfect time to put the home on the market and get it sold!

Pricing is an important factor in determining whether or not your home will sell in a timely manner.  If we understand that the motivation by the Buyer is somewhat time oriented, we can also surmise that it would be prudent to price your home aggressively to take advantage of the window of opportunity.  Pricing high to allow negotiating room is not always the best strategy and can deter buyers from viewing the home altogether.  You’ll want to be sure that you price your home correctly for the local market and then exceed buyer’s expectations with condition.  Click here  to find out what your home is worth.

Recently I was showing homes to a first time homebuyer who had decided to take advantage of the low interest rates and seriously look for a home. He had already done his homework to get pre-approved for his mortgage loan so he was ready to shop.    I emailed him several homes to review  on Friday and by the following Tuesday we were viewing 4 homes that he had selected after his initial drive by visits.  By Friday we were writing the offer , negotiating over the weekend with home inspections the following Monday.  Within 30 days this guy will be no longer paying rent but enjoying life in his own home!  Set up your plan and accomplish your goal by taking action –Carpe Diem!

The fall market brings serious, no nonsense buyers who are motivated to purchase so be sure you are well prepared to present your home at it’s best.  Neat and tidy with fresh neutral paint, free of clutter and unpleasant odors.  Use your REALTOR for advice on how to best stage your home for buyers.  You don’t have to spend a lot of money to do this and  may be able to rearrange your own furnishings.  I’m available for pre-marketing consultations and have helped many homeowners prepare their  homes for market.

Welcome Home

This is my first attempt at writing a blog, so bear with me…..My goal is to share my knowledge and experience to help you navigate through the myriad of information about real estate and save you time.

As a REALTOR for over 25 years, I am often asked what is going on in the market?  “Is this a good time to buy?”  “Is this a good time to sell?” I thought this would be a good topic to start with since that seems to be on everyone’s mind. 

Quick answer…it’s always a good time to buy!  Owning real estate is a fabulous investment; helping you to become more financially secure  whether you’re purchasing an investment  property,  or finding the right home for you and your family.  Plus, the thrill of owning your own home is unsurpassed.   That “pride of ownership” feeling that you’ll get when you’re working on your house is euphoric and contagious!  And, that concept is quickly validated on any given Saturday when Home Depot or Lowe’s is packed with folks getting supplies for their projects. It’s also a well-known fact that homeownership is good for families with children.  Owning your home creates stability for kids as they settle in to schools, sports and other activities.   Getting involved in your community is great for the whole family and helps to build strong communities.  And, there is truth to the old adage….Location, Location, Location.  Zero in on your location and don’t waiver.  Location is probably the most important factor in finding your home or investment.

 A good time to sell?  Honestly, that depends.  Is your home well maintained, and in ready to market condition?  Are you located in a neighborhood that is desired by buyers?  If the answers are “yes” then this is a good time to sell.  The mortgage rates are excellent and many buyers are taking advantage of the low rates and actually getting mortgages with lower payments than rent.  Obviously, if you NEED to sell, then it is a good time to sell but take care to price your home to sell and not to negotiate by pricing high hoping to get an offer so you have wiggle room.  Price is very important so look to the REALTOR for that advice.  Your REALTOR is the neighborhood expert and can help you to determine what price is best to attract the buyer to your home.

 If you have a few things to do to get your home ready to market, then take the time to paint, clean out the basement and garage and organize to make your home most appealing to buyers.  You have only  one chance to make a good first impression, so be sure that your home shines and smells clean.  When the buyer walks through the door, the senses pick up on all kinds of cues.  Smell is very important so be sure to take the dog with you and remove any evidence of pets.  Put away the pet’s bowl and bedding.  Remove any pet gates and toys.  And forget the overpowering candles and fragrances.  Many folks have allergies and the overpowering scents are not going to help your home sell.  Clean Floors and Clean Kitchens and bathrooms will!
